Why is the Internet important to sellers? What kind of advertising is done? 

As a Realtor, it is my job to guide you through this complicated process, from beginning to end. I want you to get the maximum value for your home, within YOUR time frame. Here are just some of the things that I will do to market and sell your home: 

- Buyers want to buy your home for as little as possible! Through detailed comparisons between your home and recently sold homes, and other properties currently on the market, together we can determine what your home is really worth in the current market. In the real estate industry this is called a Comparative Market Analysis or CMA. I will do this for you, without obligation or cost. 

- Buyers have their own timelines, which might not be yours! I make sure they don't waste your time by qualifying them as to their real ability to afford your home. I am interested in making sure the process moves along . 

- More buyers interested in your home means more money in your pocket when it is sold. Our extensive marketing of your home assures you the maximum value. For example, this web site will market your property all across the web. It will appear on Yahoo Real Estate, Microsoft MSN HomeAdvisor, and other top national sites. I can place your home on my web site within a few minutes time! It will also be added to the company web site at HoulihanLawrence.com, Realtor.com, as well as NYTimes.com, etc. This site adds additional exposure. 

- When the marketing of your home begins, I will immediately notify all the buyers that are relying on me to help find their home. I will advertise your home in The New York Times Real Estate Section within a week. 

- I will enter your home in the Westchester-Putnam Multiple Listing Service (MLS) within 1-24 hours of signing on with me and Houlihan Lawernce. This assures your prompt exposure to the Internet. I do not just show your home to our office buyers, I want you to be exposed to as many buyers as possible and as quickly as possible. 

- I will have a Broker's Open House for the area Realtors as soon as possible. They in turn notify their buyers. It is a powerful way to jump-start the sale of your home. The overwhelming majority of homes are sold through established relationships Realtor's have with their current pool of buyers. These buyers rely on Realtors to save them time and assist them with finding the right home. 

- I will send full color postcards to your local neighborhood. At least 200 postcards are mailed! I do this immediately through the use of digital photography. Many of your neighbors will know a friend or family member who wants to move into the neighborhood. I also can email photos of your home to anyone with an email address. 

- An ad in The New York Times will run the first weekend which will be repeated and your home will be in the Gallery of Homes until sale contracts are signed.  

- Your home will be listed in a catalog that is distributed to supermarkets and shops throughout the area. This will include a photo as well. 

- If you are selling a luxury or specialty home, please know that I have my own Houlihan Lawrence Division of Luxury Country Properties: for special programs dedicated to reaching buyers who are looking for that unique home, country estate, or weekender property. Additional marketing techniques are used to target buyers in the luxury market. Have you seen the Houlihan Lawrence ads in The New York Times Magazine section? Houlihan Lawrence also advertises in Quest Magazine and Avenue Magazine targeting Manhattan buyers. If necessary, I also employ professional interior photographers to take high-resolution photography photos to complement and enhance a glossy brochure. I have done this multiple times and am very familiar with attracting luxury and specialty buyers. 

- I have access to 360-degree Virtual Tours in every price range. These tours have proven to be very valuable to buyers across the country or world who desire a visual presentation of homes before deciding on which communities to explore. They generate much excitement and add to the overall image of your home and property to potential buyers and allow them to preview the property from the comfort of their home or office.  

- We'll walk through your home together. I will advise you how to present your property to maximize its selling price. Some improvements are worth it, and some are not! Be careful. I have successfully advised clients where money and/or time should be expended and how to avoid costly fixups which do not add to the overall value of a home. 

- I prepare a Memorandum of Agreement to send to your attorney when we have an Accepted Offer. This list includes the buyers name, address, attorney, the basic terms of agreement, tax lot numbers, the closing date, inclusions and exclusions of appliances, light fixtures, window treatments, etc. This assists the attorney in preparing your contracts as soon as possible. By the way, your attorney will also need a copy of your deed and a recent survey of the property from you. 

- I will also inform you of any inspections by a NY state licensed inspector that you should consider having done ahead of time to smooth the negotiating process with buyers, and to ensure a successful closing. There are new inspections that are being done today that where not considered even 10 years ago! The buyers will be wary to proceed on the purchase of a home that may not have been tested for environmental hazards. 

- You pay no up front costs for my services! So you can be sure that I will work hard to get your home sold, for as much as this market will possibly bear. I will also work within your time frame and your needs. For example, sometimes it can be difficult to sell and move out of your current home, and buy and move into a new home, all at the same time! Closing or Settlement >Closing Dates

The final closing date is an important item in the negotiation of the purchase agreement on a home. This is the day when the buyers get their ownership papers and the sellers get their money. It is important to remember that most standard contracts don't pinpoint a specific date, and closings can be delayed due to factors beyond the buyer's control.

The closing will usually be set as soon as the title search and lender's paperwork can be completed. However, any number of factors can interfere with the closing schedule. For example, questions can arise about liens against the property that were paid, but not properly recorded. Items in the buyers credit history may have to be cleared up. These situations rarely cause the transaction to fall apart, but they can wreak havoc with your moving schedule. Your real estate agent will keep you up to date on the progress of your closing in order to avoid delays and minimize any inconvenience.
